Hilton’s third-quarter net income rose about 27% to $536 million as business and group travel outpaced leisure demand. MarketSpeaker reported that the hotel group’s adjusted earnings reached $2.45 per share, compared with $2.11 a year earlier.

Revenue per available room, or RevPAR, increased 8.3% for individual business travel and 8.2% for group bookings, against 1.6% for leisure stays. Manufacturing, technology and workforce lodging helped drive corporate demand, extending the pattern we examined in our data-center lodging coverage.

Hilton’s October 27 results showed comparable, currency-neutral RevPAR rising 5.8% across its network. Average daily rates increased 3.9%, while occupancy improved by 1.4 percentage points to 75.8%. The room-revenue gain therefore reflects both higher prices and fuller hotels.

The company now forecasts full-year RevPAR growth of 4%–4.5%, but expects a slower 3%–3.5% increase in the fourth quarter. Middle East disruption and the U.S. election calendar weigh on that outlook. RevPAR in the Middle East and Africa region fell 5.6% during Q3.

Hilton opened 182 hotels during the quarter, adding about 23,000 rooms after removals from its system. Its development pipeline stood at 543,100 rooms, representing future projects rather than operating inventory. Separately, the Scandic partnership we covered this month includes a Copenhagen Airport hotel planned for 2029.
