Key Notes

  • Homes & Havens launches with nearly 800 professionally managed vacation rentals, with 5 points per dollar earned on qualified bookings.
  • Awards currently start at 15,000 points per bedroom, per night and must be arranged through Member Services at least 60 days ahead.
  • Redemptions cover the base rate only, leaving taxes, cleaning fees and other mandatory charges payable separately.

Wyndham Rewards has launched Homes & Havens, adding nearly 800 professionally managed vacation homes and villas to its travel platform. Members can earn points on qualified bookings and redeem them for participating stays, extending the loyalty program to larger homes across the United States, Caribbean, Mexico and Europe.

The launch opens up options for family gatherings and trips with friends, but the award rules need a closer look: the starting rate is per bedroom, per night, and redemptions must be arranged at least 60 days ahead. Taxes, cleaning fees and other mandatory charges remain payable separately.

Nearly 800 Homes at Launch

Wyndham’s launch announcement describes a collection ranging from Florida Keys rentals and Colorado ski homes to Caribbean villas and Mediterranean retreats. Property-management partners include Brightwild, Simpson Travel, StayTerra and Thousand Trails.

The booking platform already displays destinations including Italy, France, Mexico, Barbados and St. Barths. Wyndham expects more accommodation types, including cabins, tiny homes and yurts, to join in the coming months; those planned additions should not be mistaken for a fully available launch inventory.

Earn 5 Points per Dollar on Qualified Bookings

Members earn 5 Wyndham Rewards points per U.S. dollar spent on qualified bookings. Qualified nights also count toward the program’s Member Level status, giving eligible rental stays a role beyond earning points alone.

The new collection broadens the accommodation choice alongside hotels such as Vienna House Frankfurt, whose debut we covered earlier this month. Travelers should use the rental-specific rules when assessing Homes & Havens, rather than assume every hotel-program benefit carries across.

What the Per-Bedroom Award Price Means

Current redemption tiers are 15,000, 30,000 and 45,000 points per bedroom, per night. The applicable tier depends on the nightly rate per bedroom. Wyndham also expects a 5,000-point tier as the collection expands, but that is a future addition, rather than the current starting rate.

At the lowest current tier, a two-bedroom home would require 30,000 points for one night. Three nights would therefore use 90,000 points before the separate cash charges. That example illustrates the calculation; it does not establish that every two-bedroom property is available at the lowest tier.

Award Stays Require 60 Days’ Notice

Wyndham says redemptions are booked through Rewards Member Services at least 60 days in advance. Points cover the base accommodation rate only, excluding taxes, cleaning fees and other mandatory charges.

Not every property qualifies for redemption. The booking platform already labels some listings as unavailable for points, so a cash listing should not be treated as confirmation of an award option. Members need to establish eligibility, the points requirement and the remaining cash amount for the specific home and dates.

How to Compare a Home With a Hotel Stay

Cash bookings are available online, although selected villas require a reservation request followed by contact from a specialist. Before committing, compare the full price, cancellation conditions, minimum stay and included services, along with the bedroom count and sleeping arrangements.

We have also covered private-home collections elsewhere in the hotel industry. Wyndham’s addition brings a points-based option to that choice, but the useful comparison remains the entire stay: how much space the group needs, how many points it would use and how much cash is still due.
