IHG Hotels & Resorts and Alphanam Group have announced plans for 79 InterContinental branded villas in Sapa, extending the hotel company’s residential business into Northwest Vietnam. The Residences at InterContinental Sapa Resort will sit within the Muong Hoa Valley in Lao Cai Province and connect homeowners with the services of a future resort.

Announced on September 8, the project will form part of Alphanam’s 83-hectare Alphora Muong Hoa International Resort Complex. That figure refers to the wider development, which includes the hotel and residential components.

The agreement expands an existing relationship between IHG and Alphanam under the InterContinental and Holiday Inn Resort brands. It also adds a mountain destination to IHG’s growing residential portfolio, pairing private villas with hospitality services rather than presenting the homes as a standalone real estate project.

Villas Connected to Resort Services

Homeowners are expected to have access to dining, wellness, concierge and other hospitality services at InterContinental Sapa Resort. The announcement does not specify which services will be included in ownership costs or which may carry additional charges.

The design team includes DP Architects, Avalon, SCSY and P Landscape. According to IHG, the villas are individually designed to capture views while responding to the valley’s terrain and cultural setting. The company says the completed development is expected to become the highest-altitude InterContinental branded residential villa project in its global portfolio.

Alphanam Vice Chairwoman Nguyen Ngoc My emphasized the importance of designing for mountain conditions, including humidity and cold weather. She said the developer had invested in planning from the outset to align the project with EDGE green building standards.

IHG Expands Its Residential Business

IHG development executive Bryan Chan linked the Sapa agreement to demand for branded living and the company’s confidence in Vietnam’s hospitality and residential sectors. The project follows other moves to broaden its premium offering, including the addition of The Hari hotels to Vignette Collection.

For IHG, the residential model extends its relationship with customers beyond individual hotel stays. For Alphanam, the InterContinental affiliation places hotel services and brand recognition alongside the villas’ location and design as central elements of the proposition.

Several practical details remain undisclosed. The announcement provides no opening date, villa prices, unit sizes or rental arrangements. Those omissions leave the project at the announcement stage for readers assessing when it might become available and how ownership would work.
