Marriott International is expanding its all-inclusive presence in Mexico with a deal to bring three Playa del Carmen resorts into Tribute Portfolio in 2027.

The agreement with The Reef Resorts & Spa covers The Reef Playacar Beachfront Resort & Spa, The Reef 28 Adults-Only Luxury Hotel & Spa and The Reef Coco Beachfront Resort & Spa. Together, the properties will add 676 rooms to Marriott’s all-inclusive development pipeline and mark Tribute Portfolio’s debut in Playa del Carmen.

Renovations are expected to begin in late 2026, with the three resorts joining Marriott’s portfolio the following year.

For Marriott, the deal adds more all-inclusive inventory in one of Mexico’s strongest leisure destinations while giving The Reef Resorts access to Marriott Bonvoy, the company’s global distribution network and its wider commercial infrastructure.

The 198-room Reef Playacar Beachfront Resort & Spa is located within the Playacar community and spreads its accommodations across low-rise, villa-style buildings surrounded by tropical gardens. The resort includes two pools, a beach club, multiple dining venues, spa and wellness facilities, and spaces for weddings and events.

The Reef 28 Adults-Only Luxury Hotel & Spa offers a different product. Located near Playa del Carmen’s Fifth Avenue, the 120-suite property is aimed at adults and includes a rooftop restaurant and bar, several dining options, a pool and a spa with hydrotherapy facilities.

The Reef Coco Beach Will Nearly Double in Size

The largest transformation is planned for The Reef Coco Beachfront Resort & Spa.

The property currently has 198 rooms but is expected to expand to 358 rooms by early 2028. Once completed, the resort is planned to feature five dining venues, poolside and beach service, an outdoor pool, full-service spa and fitness center.

Its location within walking distance of Fifth Avenue also gives guests easy access to Playa del Carmen’s restaurants, shopping and nightlife, allowing Marriott to combine a resort stay with a more urban destination experience.

The three hotels are also being positioned for more than traditional leisure travel. Together, they are expected to offer enough meeting and event capacity for approximately 900 attendees, giving Marriott additional options for destination weddings, corporate groups and incentive travel.

The agreement reflects Marriott’s broader push into all-inclusive hospitality across the Caribbean and Latin America.

Tribute Portfolio currently has 10 properties representing around 1,350 rooms across eight countries and territories in the region, and Marriott expects the brand’s regional footprint to double by 2027.

Mexico remains central to that growth strategy.

Rather than replacing the individual identities of The Reef properties, the Tribute Portfolio model allows each resort to retain much of its existing character while connecting to Marriott’s loyalty and booking ecosystem.

That combination is increasingly important in the all-inclusive market, where large hotel groups are competing not only on scale but also on differentiated experiences.

With three resorts entering at once, Marriott gains immediate visibility in Playa del Carmen while The Reef Resorts gets access to a much larger international customer base.
