Marriott expects a steeper year-on-year decline in Middle East revenue per available room in the fourth quarter, despite an improvement over the summer. Executives outlined the outlook during the company’s November 2 earnings call, with a gradual recovery anticipated through 2027.

Middle East RevPAR fell 12% in the third quarter, compared with a drop of more than 40% in the second. Local and regional demand supported that improvement. The metric combines occupancy and room rates to measure revenue across available rooms.

CFO Jen Mason pointed to difficult comparisons with late 2025, when major events lifted room rates, alongside recent cancellations of large events in Saudi Arabia. With the region’s peak tourism season starting in October, the weakness will weigh more heavily on Marriott’s combined Europe, Middle East and Africa results.

The regional setback contrasts with stronger performance elsewhere. Marriott’s quarterly results show global RevPAR rising 6.5%, including 7.4% growth in the US and Canada. The group raised its full-year global RevPAR growth forecast to 4.5–5%, from 3–3.5%.

We previously covered Accor’s cost controls as Middle East demand softened earlier this year. Marriott’s latest outlook assumes travel disruption continues, with improvement dependent on regional conditions. It has not quantified the expected fourth-quarter Middle East decline or set a firm recovery date.
