Corinthia Group plans to develop a 50-suite luxury hotel and fully serviced branded residences on Grace Bay in Turks and Caicos, adding a new beachfront project to its expanding international portfolio. The company has announced a partnership with Carolina Partners Ltd., with construction currently expected to begin in 2027.
The development is moving toward formal planning approval, and an opening date has not been announced. Corinthia Real Estate Ventures, known as C-REV, is leading the project as the group’s investment and development arm. Corinthia Hotels will manage the completed resort.
The accommodation plan combines a relatively small hotel with a separate collection of residences. Those homes will include beachfront villas, casitas and condominiums, all described as fully serviced and Corinthia-branded. The announcement does not specify the number of residential units, their pricing or whether owners will be able to place them into a rental program.
Planned amenities include a spa and wellness center, multiple swimming pools, a beach club, restaurants, retail space and padel courts. Together, those facilities would give hotel guests and residents access to dining, recreation and wellness within the beachfront development. Detailed service arrangements and access policies have not yet been released.
Corinthia says the architecture will take inspiration from the shallow waters of the Caicos Banks, emphasizing natural ventilation and a connection between indoor and outdoor spaces. The design approach aims to bring buildings, landscaping and the coastal setting together, although the announcement does not identify an architect or provide detailed environmental specifications.
The site reflects a long-term investment by Carolina Partners. Managing member Karen Cummings first visited Turks and Caicos more than 25 years ago, subsequently acquiring an initial parcel and additional land over the following decades. The partnership brings that accumulated beachfront property together with Corinthia’s development capabilities and hotel operations.
C-REV managing partner Alex Chazkel described Grace Bay as the first in a series of projects the business is bringing forward in North America. The project advances a broader growth strategy built around development partnerships, acquisitions and hotel management, combining the group’s real estate expertise with its hospitality brand.
The proposal adds to investment in the destination’s resort sector, following developments such as Beaches Resorts’ Treasure Beach Village expansion. For travelers, Corinthia represents a future luxury accommodation option rather than a property ready to reserve. Planning approval, the start of construction and an eventual opening schedule remain the key milestones before the announced resort becomes part of the available hotel market.
